Spoilt for Choice This Spring: What It Means for Sellers in 2026

Spring is traditionally one of the busiest times of year for the property market, and 2026 is no exception. In fact, this season is shaping up to be particularly interesting for both buyers and sellers.

A market full of opportunity… and competition

New data shows that the number of homes coming to market this spring is at its highest level in 11 years. For buyers, this means more choice than we’ve seen since 2015.  For sellers, however, it creates a more competitive landscape.  With so many properties available, buyers are taking their time, comparing options carefully, and becoming more selective about where they see value.

What’s happening with house prices?

With supply currently outweighing demand in some areas, price growth is expected to remain steady rather than sharp.

Over half of property professionals anticipate modest price increases of around 1–3% during 2026. While this reflects a stable market, it also means sellers need to be realistic when setting their asking price.

Why pricing strategy matters more than ever

In a market where buyers have plenty of options, pricing correctly from the outset is key.

Overpricing can lead to a property sitting on the market for longer than expected, which can reduce interest and ultimately impact the final sale price.

A well-priced home, on the other hand, is far more likely to generate early interest, attract multiple viewings, and achieve a stronger result.

Our advice for sellers this spring

If you’re thinking of moving, this is a fantastic time to come to market, but strategy is everything.

We recommend:

  • Getting an accurate, up-to-date valuation based on current local demand
  • Presenting your home at its very best to stand out from the competition
