As the Renters’ Rights Act comes into force on 1st May, the UK lettings market is entering a more balanced phase after several years of intense pressure.
Recent data shows that average rents rose by 1.8% annually, with March seeing the first monthly increase since October 2025. At the same time, rental supply has improved, with the number of homes available to let up by 3% year-on-year and now at its highest level for this time of year since 2021.
While tenant demand has eased slightly compared to last year, it still sits above pre-pandemic levels, keeping the market active and competitive.
What does this mean locally?
Here in St Albans and Harpenden, we are seeing a similar trend.
Stock levels are gradually improving, giving tenants more choice than they’ve had in recent years. However, well-presented, realistically priced homes continue to let quickly, particularly in sought-after school catchments and commuter-friendly locations.
