With household energy costs still a major concern for many homeowners and buyers, energy efficiency is becoming an increasingly important factor when choosing a property.
According to the latest research from Dataloft by PriceHubble and HBF Watt A Save 2026, homeowners living in new-build properties with EPC A or B ratings spend significantly less on energy bills than those living in older homes.
The data shows that owners of new-build homes save an average of £420 per year compared to properties with an EPC D rating, making them around 27% cheaper to run. Compared to the least energy-efficient homes rated EPC F or G, the annual saving rises to £618, or 39%.
In areas such as St Albans and Harpenden, where character homes and period properties are highly sought after, energy efficiency is becoming an increasingly important consideration alongside charm, location, and school catchments. Buyers are paying closer attention to EPC ratings and potential running costs as part of their property search.
One of the biggest advantages of modern new-build homes is that almost all are constructed to achieve EPC A or B ratings. In contrast, fewer than 5% of older homes currently meet the same standard.
That does not mean owners of older properties cannot make improvements. Research suggests some of the quickest and most cost-effective upgrades include loft insulation, which could save up to £390 per year, and cavity wall insulation, with potential savings of up to £420 annually. Both improvements may also help raise a property’s EPC rating.
