The UK housing market has started 2026 with renewed confidence.
Andrew Bradford, Partner at Bradford & Howley, says improved mortgage availability and lower rates compared to last year are helping both buyers and sellers feel more optimistic about moving.
Mortgage choice is now at its highest level since 2007, with more than 7,000 products available. Five-year fixed rates have also dipped below 4% for the first time in over two years, helping to improve affordability and bring more buyers back into the market. At the same time, inflation continues to ease, and economists expect interest rates may fall further later this year, which could provide an additional boost to confidence.
Nationally, house prices are currently around 2.5% higher than this time last year. Most experts expect modest growth of between 1% and 3% during 2026, which would represent a steady and sustainable market.
Locally, the picture across St Albans, Marshalswick, and Harpenden reflects these wider trends.
“Average property values across our area are up around 2–3% compared to last year,” explains Andrew Bradford. “Demand remains particularly strong for well-presented family homes close to good schools and mainline stations.”
There is also more choice for buyers than we have seen in recent years. The number of homes available for sale is now at its highest level in over eight years, creating a more balanced market where sensible pricing is key.
Encouringly, industry surveys show confidence strengthening, with expectations for sales activity over the next 12 months at their highest level since late 2024.
For homeowners considering a move, the spring market presents an excellent opportunity. Historically, February and March have proven to be among the most successful months to launch a property, with homes listed at this time significantly more likely to go on to complete.
“So while the market today is more balanced than during the post-pandemic surge, the fundamentals remain strong,” Andrew Bradford adds. “With improving affordability, greater mortgage choice, and steady demand, 2026 is shaping up to be a solid year for movers.”
